Ladysmith's historic character makes power washing here different. A lot of homes are 80, 100, even 120 years old, with original siding materials, original concrete walkways, original stone retaining walls. The cleaning works the same — pressure, water, technique — but the materials are older and need a more careful hand than newer surfaces. Done right, power washing transforms heritage properties without damaging what makes them special.

Historic siding, careful pressure

Older Ladysmith homes feature a range of siding materials — original cedar, painted lap siding, occasionally heritage stucco, sometimes original wood shingles still in place. Each of these has a pressure ceiling above which damage starts. Original cedar that's been weathering for a century is fragile in places. Painted older wood can lift paint at high pressure. Wood shingles can be loosened or split. We work at lower pressure on heritage siding, take more passes, and don't push the equipment past what the material can handle.

Hillside walkways, access challenges

Ladysmith's hillside terrain means walkways often climb the slope rather than running flat — stairs cut into the grade, terraced paths between street and front door, retaining walls bordering the path. Power washing these involves real access work: getting the equipment up the slope, managing the runoff so it doesn't carry debris into the wrong places, working around stairs and angles. We've done plenty of it.

Stone retaining walls and foundations

Heritage Ladysmith properties often have original stone retaining walls — sometimes the foundation of the house is exposed stone, sometimes terraced garden walls climb the slope. Stone cleans up beautifully under proper power washing, with mossy patches and dirt streaks lifting away to reveal the original colour. The work needs to be done with attention to mortar joints (which can wash out if blasted directly) and to any deteriorating stone that shouldn't be hit with high pressure.

Smaller scale, tighter budgets

Ladysmith jobs are often smaller than what we do in Lantzville or Qualicum Beach — smaller lots, shorter driveways, less surface area overall. The work scope reflects that, and so does our approach. We don't oversell power washing — we'll quote a half-day where a half-day is what's needed, and we'll be clear about what the property does and doesn't need attention on.

What we wash

Pre-listing prep for character homes

Character homes in Ladysmith often go to market with their unique character as the main selling point. Power washing reveals that character — clean siding photographs better, freshly washed walkways look intentional rather than worn, original stone that's been hidden under moss and grime suddenly becomes a feature again. For listing prep, our flat-rate listing prep package can include power washing as part of the bundle.
